The short answer

A roof certification is a letter from a roofing professional stating that a roof is in serviceable condition on the date it was inspected, sometimes with an estimate of remaining life over a stated term.

Buyers, lenders and insurers ask for it during a sale or refinance; it is an assessment, not a promise to fix future leaks.

2 years of remaining useful life that FHA minimum property requirements ask a roof covering to have HUD Handbook 4000.1

What should you know about a roof certification?

It follows an inspection

See roof inspection for what the roofer looks at.

Repairs usually come first

The certification is issued once listed repairs are done and pass a follow-up look.

It has a term

Many run a few years; read the dates and conditions.

It is not a warranty

A warranty is a contract to fix defined failures; a certification is a condition statement.

Who asks for one, and why?

Home buyers

To know the roof will not need replacing right after closing.

Mortgage lenders

FHA’s minimum property requirements ask that roof coverings have at least two years of remaining useful life; an appraiser’s doubt can trigger a roofer’s letter.

Insurers

In some states insurers ask for a roof inspection or condition form on older roofs before writing or renewing a policy.

Sellers

To answer the roof question before a buyer’s inspector does.

How does a roof get a certification letter?

01
Inspection

Covering, flashing, penetrations, gutters, attic and signs of leaks.

02
Report and repair list

What must be fixed before the roofer will certify.

03
Repairs

Done by the certifying roofer or another, then checked.

04
Letter issued

Address, roof type and age, condition, inspection date, term and conditions, signed by the company.

Certification, inspection report or warranty?

DocumentWhat it means for you
Inspection reportFindings and photos. No statement that the roof passes.
Roof certificationA signed statement of condition, usually with a term. Its conditions may limit it to specific failures.
Workmanship warrantyA contractor’s promise to fix its own installation faults for a period.
Manufacturer warrantyCovers material defects; may be transferable on sale. See manufacturer warranty.

What it costs

Sourced certification prices are pending until we hold at least 12 dated quotes, so no figure appears here. These move the fee. Compare offers in the estimate comparison tool; if repairs are needed, the roof cost calculator and the cost guide help with that number.

FactorWhy it changes the number
Roof size and accessSteeper and taller roofs take longer to inspect.
Repairs requiredUsually priced separately from the letter.
Term of the letterLonger terms carry more risk for the roofer.
Attic and moisture checksSome inspections include moisture testing.

HyreRoof publishes no national average price for this work. Regional labor, disposal and material rates move it far enough that a single figure would mislead.

What to ask before you sign

What exactly does the letter certify, and for how long?
What would void it?

Storms, other roofers’ work, lack of maintenance?

If a leak happens during the term, what will you do?
Is it transferable to the buyer?
Are the repairs you list required by the lender, or your own suggestion?

Where this goes wrong

Treating it as a warranty

Many certifications only state condition on a date.

Letting the repairing roofer certify unchecked

A second opinion helps when the same company lists and sells the repairs.

Missing the dates

An expired certification may not satisfy a lender or insurer.

Nothing goes to a roofer unless you agree.

A person reads it and replies by email, free and with no obligation. Matching is not live yet, so this is not a quote. If water is coming in now, call a local roofer directly and check their license first.

Questions

Is a roof certification required to sell a house?
Not generally. It is requested by buyers, lenders or insurers in particular cases.
Who can issue a roof certification?
Usually a roofing contractor. Some home inspectors offer condition letters; lenders and insurers may say whose letter they accept.
How is it different from a roof inspection?
The inspection is the visit and report; the certification is the signed statement that may follow it.

Primary-source research, data analysis and fact checking

We are a research desk, not a sales floor. We read the statute, the licensing board’s own pages, the code section or the federal dataset ourselves, and every figure we publish carries the document it came from and the date we retrieved it.

Where a number cannot be traced to a primary source, we publish the shorter page and say what we could not verify.

On our first study that rule removed a Minnesota exam statistic and left two states blank. Those gaps are on the page, not in a file somewhere.

How this desk works

  • Primary sources only. Statutes from the legislature’s own publishing system, licensing rules from the board that issues the license, datasets from the agency that collected them. Never a directory, an aggregator or another guide.
  • Three states, not two. A requirement is recorded as verified present, verified absent, or not verified. Folding the third into the second would turn an unchecked cell into a factual claim.
  • Retrieval dates on everything. Regulation changes. A citation without the date it was read is not a citation.
  • Failures are published. When a source blocks automated retrieval we record the failure and leave the row empty, rather than filling it from a secondary summary.
  • Authorship is organizational. Research is attributed to this desk, never to an invented expert. Outside commentary, where used, is attributed to named and verifiable people.

Authorship on this site is organizational: the analysis belongs to the desk rather than to a named individual, and we do not publish credentials we do not hold. Our editorial policy sets out how we source, date and correct what we publish.
