Roof repair

A roof repair fixes a localised failure, usually at a valley, a flashing detail or a penetration, rather than replacing the covering. Most leaks start at those transitions, not in the open field of the roof, which is why the wet patch on your ceiling is rarely under the actual hole.

Signs you may need a repair rather than a replacement

The signs below point at a local, repairable failure. Where the same symptoms appear across the whole roof rather than in one spot, they point toward replacement instead.

  • A single stain on a ceiling or wall that appears after heavy or wind-driven rain.
  • Damp or daylight visible in the attic in one area, usually near a chimney, vent or valley.
  • A handful of shingles lifted, cracked or missing after wind, with the rest of the slope intact.
  • Flashing that has pulled away, rusted through or been sealed with caulk as a previous fix.
  • A pipe boot with a split rubber collar, one of the most common single points of failure.
  • Granules in the gutter concentrated below one slope rather than across the whole roof.

What a roofing professional actually checks

A repair quote produced from the driveway is a guess. A useful inspection happens on the roof and in the attic.

  • The entry point, not the stain. Water runs along the underside of decking and down rafters before it drops.
  • Flashing at every transition: chimney, skylight, sidewall, valley, and the kick-out at wall terminations.
  • Deck condition around the leak. Soft or delaminated sheathing changes the job from a patch to a section.
  • How many layers are up there. A second layer hides the deck and limits what a repair can confirm.
  • Attic ventilation and insulation. Condensation from a poorly ventilated attic mimics a leak and is not fixed by roofing.
  • Whether the failure is isolated or the first of several. That is the question a repair quote should answer.

What the work usually involves

A repair is exploratory in a way a replacement is not. What is found after the covering comes up decides the scope.

  1. Find the entry point

    From the roof and the attic. A repair aimed at the stain rather than the source fixes nothing.

  2. Open up the area

    Shingles around the failure are lifted or removed to expose the underlayment and deck.

  3. Assess the deck

    Soft, stained or delaminated sheathing is cut out and replaced. This is the line that is usually priced per sheet and discovered here.

  4. Replace the failed component

    New flashing, a new pipe boot, new valley metal or new underlayment, depending on what failed.

  5. Reinstate the covering

    New shingles woven into the existing field. On a sun-faded roof these will not match exactly, and no roofer can make them.

  6. Check the result

    Ideally a water test, and a look in the attic afterwards. Ask for photographs of what was found under the covering.

Repairs are quoted per job rather than by the square, so the variables are different from a replacement.

Before you buy a repair, price the alternative. The question is not whether the roof can be repaired. It is how much remaining service life the repair buys. Spending meaningfully on a covering in its last few years usually buys the same problem again, at a future price.

What to ask before you sign

  • Where is the water actually entering, and how did you confirm it?
  • Can I see photographs of what you found under the covering?
  • What is your deck repair rate per sheet, and how many sheets do you expect?
  • Is the flashing being replaced or reused?
  • How much service life do you think this repair buys?
  • Is this failure isolated, or the first of several you can see?
  • What warranty covers the repair itself, and for how long?
  • Will the new shingles match, and if not, how obvious will it be?

What to have ready

  • The approximate age of the roof, and whether it has been repaired before.
  • Dated photographs of the stain or damage, inside and out, taken from the ground.
  • When you first noticed it, and whether it follows heavy rain, wind-driven rain or snowmelt.
  • Whether anyone has been on the roof recently, including for solar, satellite or gutter work.

Where this goes wrong

Caulk as a repair

Sealant over failed flashing is a delay, not a fix. It hides the problem until the next freeze cycle opens it again.

Repairing the stain

Work aimed at where the water appears inside, rather than where it enters above, fixes nothing and is hard to warranty.

Skipping the attic

A leak diagnosed only from the roof surface misses condensation, which is not a roofing failure and will not be fixed by roofing work.

No deck rate agreed

Deck damage is the most common change order. Without a per-sheet rate agreed up front, you are negotiating with the roof already open.

Common questions

How long does a roof repair take?

Most single-point repairs are a few hours to a day once a crew is on site. Getting on the schedule usually takes longer than the work itself, and a repair that turns out to need deck replacement can run into a second day.

Why is the leak not where the stain is?

Water entering at a valley or flashing runs along the underside of the decking and down rafters before it finds a low point and drops. A stain can appear several feet from the entry point, and on a different slope from the failure.

Will a repair match my existing roof?

Rarely, exactly. Shingles fade with sun exposure, and manufacturers change colour blends and discontinue lines. On a visible slope a mismatched patch is a real consideration, and it is one of the reasons people replace sooner than the material requires.

Does a roof repair come with a warranty?

It should, from the contractor, covering the workmanship on that repair. It is usually shorter than the workmanship warranty on a full replacement. The manufacturer warranty on the original covering is separate and is not extended by a repair.

Can I repair a roof that has two layers?

Sometimes, but a second layer limits what anyone can see or confirm. The deck cannot be inspected through two coverings, and codes limit how many layers may be stacked. If two layers are already up there, the next job is a full tear-off regardless.

Is it worth repairing a twenty-year-old asphalt roof?

It depends on whether the damage is isolated and how much life is left. A covering near the end of its service life with one failed flashing detail may be worth repairing. The same roof with granule loss across several slopes is a replacement conversation.
