The short answer

Roof deck replacement removes rotten, delaminated or undersized sheathing, the boards or panels the roofing is nailed to, and installs new wood structural panels. It is almost always found during a tear-off, so the price that matters is the per-sheet rate agreed before the old roof comes off.

What should you know about the roof deck?

Nobody sees it until the roof is off

A quote can only estimate how many sheets will be needed. Agree the rate per sheet in writing first.

Soft is the test

Rot, delamination and old water damage show as soft or springy spots, darkened wood and failed plies.

A bad deck rules out a layover

The IRC does not allow a new covering over a roof that has deteriorated too far to be a base.

Gaps matter on old plank decks

Wide gaps between old boards can be too open for some coverings, which then need new panels over the planks.

What points to a bad deck?

Mostly seen from the attic with a flashlight, or from the ground.

A sag or dip in the roof line

Seen from the street, between rafters or across a slope.

Dark staining or mold on the underside

In the attic, often near the eaves, chimney or valleys.

Daylight through the boards

On a plank deck, from the attic.

Rusted nail tips and frost in winter

Signs of condensation wetting the deck from below.

A history of leaks in one area

Even after a repair, the deck there may have softened.

Deck problem or framing problem?

What you seeWhere it usually sits
Small dips between raftersThe deck. Thin or wet panels sag between supports.
A long sag along the ridge or a whole slopeThe framing. Rafters, ridge or walls. That needs a structural look, not just new sheathing.
Wet underside everywhere in cold weatherCondensation from the house. New deck will get wet again unless the ventilation and air sealing are fixed.

What should be checked once the covering is off?

Every panel, walked and probed

Soft spots marked and photographed before they are cut out.

Panel type and thickness

Whether the existing deck suits the rafter spacing and the new covering.

Gaps on plank decks

Whether they are too wide for the new covering.

Panel edges

Supported on framing or clips, and gapped as the panel maker directs.

The cause of any rot

A leak, condensation or a ventilation fault, so it is not repeated.

Framing below

Rafter ends and tops where the deck rotted.

How is a roof deck replaced?

01
Tear off to the deck

All covering and underlayment removed so every panel can be checked.

02
Mark and photograph

Bad sections marked, counted and shown to you before they are replaced.

03
Cut out to framing

Damaged panels are cut back so new edges land on rafters or trusses.

04
Install new panels

Graded wood structural panels sized for the rafter spacing, gapped and fastened as the code and panel maker require.

05
Re-nail the remaining deck

Where the existing panels are loose or under-nailed.

06
Dry in the same day

Underlayment goes on before the crew leaves, because bare deck soaks up rain.

Spot replacement or full re-deck?

SituationUsual answer
A few soft sheets around a leakReplace those sheets.
Old plank deck with wide gapsOverlay with new panels, or replace, depending on the new covering’s requirements.
Widespread delamination or rotFull re-deck.
Switching to a heavier or different coveringCheck the deck and framing suit it before deciding.

What it costs: what the quote should itemize

Deck work is the most common surprise on a roofing bill. These lines stop it being one.

FactorWhy it changes the number
Rate per sheetAgreed in writing before the tear-off, including labor and material.
Expected sheet countAn estimate, stated as such, with photos of each sheet replaced afterwards.
Panel type and thicknessPlywood or OSB, and the thickness, named on the quote.
Full re-deck pricePriced by the square, in case the count runs high.
Framing repairA separate line, because it is a separate kind of work.
Re-nailingWhether it is included for the existing deck.

No price ranges yet, on purpose. HyreRoof publishes a price range for a job only once it holds at least 12 dated, sourced quotes for it, and we do not hold them for this work yet.

Until then, use the factors above to read a quote, and price your own numbers in the roof cost calculator or set quotes side by side in the estimate comparison tool. The cost guide explains every line.

Agree the rate before anyone opens the roof.

Once the old covering is off, you cannot shop around. A per-sheet rate in the contract, with a promise of photos of every sheet replaced, turns the biggest unknown on the job into arithmetic.

Roof sheathing, defined

Questions to ask before you sign

What is your rate per sheet?

Labor and material, in writing.

How many sheets do you expect?

And what is that guess based on?

Will you photograph each sheet you replace?
What panel and thickness will you use?
Will you gap and clip the panels as the maker says?
What caused the rot?

And what fixes the cause?

Where does deck work go wrong?

No rate agreed

You negotiate the price of rotten wood with your roof open to the sky.

Layering over a soft deck

The IRC does not allow a recover over a deteriorated base, and fasteners cannot hold in soft wood.

Fixing the deck, not the cause

New sheathing over an attic that condenses will get wet again.

Nothing goes to a roofer unless you agree.

A person reads it and replies by email, free and with no obligation. Matching is not live yet, so this is not a quote. If water is coming in now, call a local roofer directly and check their license first.

Questions

Do I need a new deck with a new roof?
Not usually all of it. Most replacements swap only the damaged sheets. A full re-deck is for widespread rot, delamination, or plank decks unsuitable for the new covering.
Plywood or OSB?
Both are wood structural panels, and the IRC allows either if the grade and span suit the rafter spacing. Ask which your roofer uses and whether the covering maker has a preference.
Can I see the deck before the roof comes off?
Only partly. The underside can be checked from the attic, which shows stains, daylight and soft areas. The top surface is hidden until tear-off.
Why does the deck need gaps?
Wood panels swell with moisture. Panel makers call for a small gap at the edges so the deck does not buckle and push up the roofing.

Primary-source research, data analysis and fact checking

We are a research desk, not a sales floor. We read the statute, the licensing board’s own pages, the code section or the federal dataset ourselves, and every figure we publish carries the document it came from and the date we retrieved it.

Where a number cannot be traced to a primary source, we publish the shorter page and say what we could not verify.

On our first study that rule removed a Minnesota exam statistic and left two states blank. Those gaps are on the page, not in a file somewhere.

How this desk works

  • Primary sources only. Statutes from the legislature’s own publishing system, licensing rules from the board that issues the license, datasets from the agency that collected them. Never a directory, an aggregator or another guide.
  • Three states, not two. A requirement is recorded as verified present, verified absent, or not verified. Folding the third into the second would turn an unchecked cell into a factual claim.
  • Retrieval dates on everything. Regulation changes. A citation without the date it was read is not a citation.
  • Failures are published. When a source blocks automated retrieval we record the failure and leave the row empty, rather than filling it from a secondary summary.
  • Authorship is organizational. Research is attributed to this desk, never to an invented expert. Outside commentary, where used, is attributed to named and verifiable people.

Authorship on this site is organizational: the analysis belongs to the desk rather than to a named individual, and we do not publish credentials we do not hold. Our editorial policy sets out how we source, date and correct what we publish.
