HyreRoof tools

Compare roofing estimates line by line

Type what each of your quotes says. The tool puts them on the same price per square and flags the lines one roofer priced and another left out.

3 quotes same lines, same unit Every number on this page is one you type from your own quotes. HyreRoof publishes no roofing prices.

To compare roofing estimates, divide each total by the squares that roofer measured, then check that every quote covers the same lines. A low total often means a missing line: tear-off, a deck repair rate, flashing, ventilation or the permit.

A quote with fewer squares than the others is either measuring differently or leaving roof out.

Your quotes, side by side

Fill in two or three quotes. Leave a quote blank to skip it. Nothing is stored or sent.

Quote 1
Quote 2
Quote 3

Enter a total and squares for at least two quotes to compare them.

This compares what the quotes say, not the roofs. It cannot see your deck, your layers or local code. HyreRoof does not inspect or price roofs.

How to use it

  1. 1
Put the quotes side by side

Written quotes only. The FTC says a written estimate should describe the work, the materials, the completion date and the price.

  2. 2
Type the total and the squares

The total is the bottom-line price on each quote. Squares are the roof area the roofer measured, in units of 100 square feet. If a quote gives square feet, divide by 100.

  3. 3
    Mark each line

For tear-off, underlayment, flashing, ventilation and the permit, pick whether the quote prices it, describes it inside the total, or does not mention it.

  4. 4
Add the deck rate and warranty

The deck rate is the price to replace one 4×8 sheet of rotten sheathing. Workmanship warranty is the years the roofer covers their own labor.

  5. 5
    Read the flags, then ask

Every flag is a question for that roofer, not a verdict. Ask them to put the missing line in writing and run the tool again.

Assumptions (with sources)

  • Price per square is total ÷ squares

It uses each roofer’s own squares, so a quote that measured less roof looks cheaper per square than it is. That is why the squares check runs first.

  • Squares that differ by more than 10% are flagged

Roofers measure the same roof. A gap that size usually means a missed section, a different waste allowance, or a different reading of the pitch. The 10% line is our threshold, not a rule from any agency.

  • A missing line is a gap, not a saving

The California Contractors State License Board says a contract should describe products, materials and quantities, and say who obtains permits. A line not on the quote can come back as a change order.

  • The deck rate is per 4×8 sheet

A sheet covers 32 square feet, so a square of roof is about 3.1 sheets. Without a written rate, deck repairs found during tear-off have no agreed price.

  • Warranties in writing only

CSLB advises getting warranties for labor and materials in writing. The tool counts a workmanship warranty only if you type the years printed on the quote.

  • Nothing is stored or sent

The tool runs in your browser. Nothing you type leaves the page.

What the result means

Price per square

This is the fair way to line up quotes of different totals. It only means something when the squares agree and the lines match. Compare it after the flags are cleared, not before.

Missing lines

A missing tear-off line can mean the new roof goes over the old one, which is a different job. Missing flashing or ventilation can mean the roofer plans to reuse what is there. Ask which, in writing.

No deck rate

Rotten sheathing only shows once the old roof is off. A quote without a per-sheet rate leaves that price open. Ask for the rate and how many sheets, if any, the quote already allows.

The lowest is not the answer

The FTC tells homeowners not to pick the lowest bid automatically. Once every quote covers the same work on the same squares, the comparison is fair. Then check the contract with the contract red flag checker.

Questions this calculator answers

How do I compare roofing estimates?
Divide each total by the squares that roofer measured to get a price per square, then check that every quote covers tear-off, underlayment, flashing, ventilation, the permit, a deck repair rate and a written warranty. Fix the gaps before you compare prices.
Why do roofing quotes differ so much?
Often because they are not quoting the same job. One may include tear-off and a new drip edge, another may roof over the old layer and reuse the flashing. Different square counts also move the total.
What is a roofing square?
One hundred square feet of roof surface. The roofing squares calculator turns your footprint and pitch into squares, so you can check each roofer’s measurement.
What should a roofing estimate include?
The FTC says a written estimate should describe the work, the materials, the completion date and the price. CSLB adds quantities, who obtains the permit, a payment schedule and warranties in writing.
Should I pick the cheapest roofing quote?
Not automatically. The FTC advises against choosing the lowest bid by default. Pick the lowest only once every quote covers the same lines on the same number of squares.
Does HyreRoof see my quotes?
No. The tool runs in your browser and stores nothing. HyreRoof does not sell or install roofs.
